Spring is Around the Corner​​​

New announcement in our HOA Board of Directors. After five great years as the community Treasure, Dick Crider has decided to move on from the monthly grind of paying our bills. Dick has done a wonderful job and he has left our finances in tip top shape for us to continue. Dick has many friends in our neighborhood because he has always been willing to roll up his sleeves and help. Thankfully, Dick wants to continue to help when called on.
Also, I’m happy to announce we will have a smooth transition at Treasury as one of our newer residents Bob Lutz has agreed to replace Dick. Bob and Carol moved up from the Atlanta area and have built a beautiful new home on Brook Green Ct. Bob has recently retired from a career in several senior management functions. He brings knowledge and personality that will be a great addition to our team here at The Sanctuary. Dick and Bob are already working together so feel free to reach out and congratulate them both.

Subject: Notice of HOA Assessment Increase 2026
We value your partnership in keeping our community safe, well-maintained. After lengthy review and consideration, the Board of Directors has approved a change to the annual HOA assessment.
Effective January 1st, 2026, the annual HOA assessment will increase from $430 to $480, an increase of $50. In addition, for empty lots that we mow, the charge mowing will be increased to $100. Your annual bill will be coming out in December and is due promptly. This adjustment reflects the rising costs of essential services, including:
- Reserve fund contributions for long-term projects(roads) and major repairs
- Maintenance and repairs of common areas (landscaping, sidewalks, lighting)
- Insurance, utilities and compliance costs
- Security and safety improvements
Please rest assured that the Board remains committed to prudent financial management and maximizing the value of your HOA investment. This increase and future planned increases will help ensure continued quality of services, adequate reserves, and long-term financial stability for our community.
